Major Tier 1 Commercial Projects

The Opportunity

We are seeking an experienced Senior Contract Administrator to join our commercial team delivering large-scale Tier 1 commercial construction projects. This role will play a key part in managing the commercial performance and contractual delivery of complex builds from procurement through to completion.

You will work alongside a highly experienced Project Manager and Commercial Manager and take ownership of major subcontract packages on projects valued from $100M to $500M+ across sectors including commercial offices, mixed-use developments, health, education, and major infrastructure-related builds.

This is an opportunity to join a high-performing project team delivering technically challenging and architecturally significant projects.

Key Responsibilities

  • Lead the procurement and management of major subcontract packages on large-scale commercial construction projects.
  • Prepare and administer subcontract agreements in alignment with head contract requirements.
  • Manage the commercial performance of project packages, including cost tracking and forecasting.
  • Assess and negotiate variations, claims, and extension of time submissions.
  • Prepare monthly cost reports, financial forecasts, and project cash flow reporting.
  • Administer subcontractor progress claims, payment schedules, and contract compliance.
  • Identify and manage commercial and contractual risks across the project lifecycle.
  • Ensure compliance with head contract obligations, project programme, and commercial strategy.
  • Work closely with Project Managers, site teams, consultants, and subcontractors to drive project outcomes.
  • Support commercial strategy and procurement planning for complex work packages.
  • Assist with contractual dispute resolution and risk mitigation where required.

What We’re Looking For

  • 8+ years’ experience in contract administration within commercial construction.
  • Proven experience working on large-scale projects valued $80M+.
  • Experience working within Tier 1 or Tier 2 commercial construction contractors.
  • Strong knowledge of Australian Standard Contracts (AS2124, AS4000, AS4902).
  • Extensive experience managing large subcontractor packages and procurement processes.
  • Strong financial and commercial management capability.
  • Experience managing variations, claims, and extension of time assessments.
  • Excellent contract negotiation and stakeholder management skills.
  • Ability to operate effectively within large project teams and complex delivery environments.

Qualifications

  • Degree in Construction Management, Quantity Surveying, Engineering, or a related discipline.
  • Professional membership with AIQS, RICS, or AIB is advantageous.
